Are We There Yet?
 
Normally, this question is repeatedly asked by the little ones the moment you put them in a car to get somewhere. However, given the current state of affairs with the lockdowns and our ability to get the masses vaccinated against Covid-19, we have started to ask the same question... Are We There Yet? While some lockdown fatigue is surely kicking in, the optimistic in us is responding with ... SOON!!
 
Just a few days ago, both of us got caught in a bit of a family urgency that required us to travel outside of Canada. While not ideal to travel during these times, it was still an amazing opportunity to witness how differently humans worked and behaved in different parts of the world to deal (or not deal) with this global health crisis. The common thread across the board, however, was the incredible ability to adapt to new ways of doing things, selflessly helping each other out, continue to find opportunities to still enjoy life, and above all cherishing the times spent with friends and family.

MARKET UPDATE
The Greater Toronto market continues to stay resilient amid all the lockdowns and the shutdowns. A few months ago, we noted that the price of real estate in the Greater Toronto is here to stay (and would go even higher) and that it's just what it costs to own no matter how much we try to slice and dice it. Given the current momentum in the market, seems like we may touch the million dollar mark on average price of a home in the GTA very soon.
 
Average Price was up 3.8% from a month ago in January at $967,885 and 15.5% from a year ago. This is simply phenomenal. Sales while a slight drop from December, were up 52.4% from a year ago. Yes over 50% from just a year ago while we're still dealing with the pandemic, hardly any new immigrants moving due to travel restrictions, and a shutdown economy. New Listings were up 20.2% from a year ago which is a good thing as we continue to see supply shortage in the GTA. Just imagine where the prices would go if some of the sellers decided to wait until the lockdown was over. And finally, Active Listings were down about 6.3% just from a month ago as homes seem to be flying off the shelves.
 
The Condo market continues to be a bit of a question mark at the moment especially in Toronto core. While we're seeing multiple offers on many listings, avg. price hasn't moved much. We continue to believe the market will rebound once things start to open up in the Spring time.
